Update on 2009-10 expenses and plans for 2010-2011 dues:

We are working hard to preserve our neighborhood's property values. As a result, in 2009-2010 we spent additional $'s on two projects (as a result of your input on the 2009-2010 survey):
1) $1745.03 on refinishing the lampposts and replacing the lamp globes in the Fox Rd. entrance
2) $851.50 on landscaping plants and materials for the median on the Fox Rd. entrance

This year we need to work on two additional items:
1) The signage on the main entrance is outdated and the wooden structured is rotten (the south side sign fell off last year). The plan would be to replace the plastic signs with limestone signs similar to Feather Cove III across the street.
2) Replace overgrown landscaping at each side of the main entrance and the tip of the median.

These areas really detract from our neighborhood. The 2010-2011 assessment budgeted $'s for replacing the two signs in the Fox Rd. entrance and landscaping. (The back entrance, 79th should be done in 2011-2012) We also have to cover a shortfall from the 2009-2010 common area expenses (lampposts) which went over budget.

I hope this explains things a bit better. It's my intention to call elections after we finish collecting for 2010-2011.
